Metal is the roof we install most above 5,000 feet and the one we recommend most often for the whole territory. Done right, it is a 40-to-60-year roof. Done wrong, it leaks at year three at every fastener and panel end. The difference is entirely in the installer.

A complete metal system is more than panels: high-temp synthetic underlayment, ice-and-water shield at eaves and valleys above the Rim, properly hemmed eave and rake trim, sealed closures at ridge and hip, and either concealed clips (standing seam) or gasketed screws in the flat of the panel (exposed fastener), never in the rib.

We install standing seam for homes and cabins where the roof is the architecture and where snow slides matter, and exposed-fastener panels for shops, barns, and budget-conscious homes. Both come in the black, blue, brown, gray, green, red, and tan you see across our jobs.

Most metal installs are two to three days: tear-off and dry-in day one, panels and trim day two, details and cleanup day three. Steep or cut-up roofs add time. Because panels are cut to length, there is very little waste and no shingle grit in your yard.

Shingle versus metal, straight: shingle is the value choice and a fine roof in the valley. Metal reflects more heat in Safford and Willcox, sheds needles and snow in Payson and Pinetop, resists embers in Firewise country, and lasts twice as long. If you plan to own the home 15+ years, metal usually costs less per year.

The elevation sets the spec. Gila Valley: light colors and reflective coatings for 110°F surface temps. Rim Country: open valleys and snow-rated clip spacing under ponderosa debris. White Mountains: snow load, wind uplift, and ice-dam detailing at every eave. A Phoenix metal spec fails in two of those three.

Pricing is published by home size at the bottom of this page. Panel profile (standing seam runs higher), gauge, color, trim complexity, and drive time move the number. Your written scope is a fixed line-item price that does not change unless we open the deck and find something we photograph first.

Standing seam or exposed fastener?

Standing seam hides the fasteners under the panel, sheds snow cleanly, and is the longer-lived, more architectural option for homes. Exposed-fastener panels cost less and are ideal for shops, barns, and outbuildings, or for budget-conscious homes if you accept gasket maintenance in 15 to 20 years.

Is a metal roof loud in the rain?

Not over a solid deck with underlayment, which is how we install it. The barn-roof drumming people remember comes from panels over open purlins.

Does metal help with heat in the valley?

Yes. Light and cool-rated colors reflect a large share of solar heat, which lowers attic temperatures in Safford, Thatcher, and Willcox summers. Pair it with proper ridge and intake ventilation.

How does metal handle White Mountains snow?

Well, when fastened for it. We spec clip spacing and fastener patterns for snow load, add ice-and-water shield at eaves, and can install snow guards above entries so slides don't land on your porch.

Will a metal roof hold up to hail and wind?

Yes. Most panels carry Class 4 impact ratings and high wind uplift ratings when installed to spec, which can also help with insurance premiums. Ask us about your carrier.

Can you install metal over my existing shingles?

We tear off. Installing over old shingles hides deck damage, traps heat and moisture, and can void warranties. The tear-off is in the price.

Does metal need HOA approval?

In some communities, yes. Payson's Chaparral Pines and The Rim Club and Heber-Overgaard's Bison Ranch review color and profile. We file the packet and samples for you.

How long does a metal roof last?

40 to 60 years for the panels with a manufacturer finish warranty, typically 30 to 40 years on the paint. Fasteners and sealants on exposed-fastener systems need attention around year 15 to 20.
