What moves the number
Six things we measure before we write a price.
Roof area is not the house footprint
A 1,800 sq ft ranch is not 1,800 sq ft of roof. Pitch, hips, valleys, and dormers add surface. We price the roof we measure, not the square footage on the tax record. The examples on this page use home size the same way the rest of the site does, so you can compare them.
Pitch and roof shape
A steep, cut-up roof takes more labor, more trim, and more time on jacks. Simple gables in Safford or Thatcher sit on the low end. Chaparral Pines two-stories and White Mountains A-frames sit higher. Metal trim costs climb fastest on complex roofs.
Layers to tear off
One layer is the published assumption. A second layer of old shingle adds tear-off and dump fees. We tear off. Installing over old shingles hides deck damage and can void warranties. That cost is in the written scope when we find it, not hidden in a low teaser.
Decking
Soft sheets get replaced at a per-sheet price we state up front and photograph before we bill. Valley homes with monsoon leaks and mountain homes with ice-dam history are where we find it most. We do not guess from the driveway.
Elevation and climate
The Gila Valley needs heat-rated underlayment, ventilation, and drainage on flat sections. Rim Country and the White Mountains add ice-and-water shield, snow-rated fastening, and Class A / ember-resistant details. A spec that is correct in Thatcher is not the spec for Show Low. Climate moves the number because the system changes, not because we tack on a scare line.
Material
Architectural shingle is the lower cash number. Tile sits in the middle. Metal is 1.5 to 2.5 times shingle up front and is the roof we recommend most above 5,000 feet. Standing seam costs more than exposed fastener. Cool-rated finishes and 24-gauge panels last longer and cost more than a thin shop panel.
