Roof Coatings & Flat Roofs for the Gila Valley

Low-slope and flat roofs are half the housing stock in Safford, Thatcher, and Pima. Elastomeric and silicone coatings, done on a sound deck with the drainage fixed first, buy real years. Done over a soft deck, they buy eighteen months.

A coating is only as good as the roof under it.

Coating pricing

Coatings are priced per square foot after inspection, by system (acrylic elastomeric or silicone), prep required, and repairs to the existing membrane. Written fixed price.

Example: 1,800 sq ft home

Monthly: 15 years at 8.99% APR

Architectural shingle $12,200 – $16,900 $123 – $171/mo

Tile $13,500 – $21,600 $137 – $219/mo

Metal $23,600 – $43,100 $239 – $437/mo

Estimates, not quotes.

Flat and low-slope roofs are everywhere in the Gila Valley: older Safford homes, Thatcher ranch houses, block homes in Pima, neighborhood shops and outbuildings on larger properties. They live under 110°F surface temperatures and monsoon downpours, and they fail at ponding areas, seams, and penetrations.

A coating is a maintenance system, not a new roof. Applied to a sound, dry, properly draining roof, an acrylic elastomeric or silicone coating reflects heat, seals hairline cracking, and adds years. Applied over ponding water, soft decking, or a saturated membrane, it peels or bubbles within two summers.

That is why every coating job starts with a moisture check and a drainage walk. We find the low spots, fix scuppers and drains, replace saturated insulation or soft deck, seal seams and penetrations, and only then coat. If the roof is too far gone, we tell you and price a new low-slope system instead.

A typical coating job is one to three days depending on prep: cleaning, repairs, primer where needed, then two coats to the manufacturer's thickness. We measure wet-film thickness as we go, because a thin coat is a wasted coat.

Silicone versus acrylic: silicone handles ponding water and lasts longer but costs more and is harder to recoat with anything else. Acrylic elastomeric is the value choice for roofs that drain properly and is easy to maintain. We recommend based on how your roof actually drains.

The valley reality: block homes with parapet walls and scuppers, patios tied into the main roof at a different height, evaporative coolers and satellite mounts screwed through the membrane. Each is a leak point we detail before coating.

Pricing is per square foot after inspection, driven by system, prep, and repairs. Fixed written price. We show the moisture readings and photos that justify the prep so you know you are paying for what the roof needs.

Commercial low-slope roofs on shops, churches, and schools across the valley get the same approach, with phasing around your operations.

Straight answers

Roof Coatings & Flat Roofs questions we hear every week.

How much does a roof coating cost?

It is priced per square foot after inspection, by coating system, prep, and repairs to the existing roof. You get a fixed written price with the moisture readings and photos behind it.

How long does a coating last?

Ten to twenty years depending on system and maintenance, when applied to a sound, draining roof. Over a bad roof, eighteen months.

Silicone or acrylic?

Silicone for roofs with ponding water; acrylic elastomeric for roofs that drain. Silicone lasts longer and costs more. We recommend based on your roof.

Can you coat over ponding water areas?

Only with silicone, and only after we try to fix the drainage first. Standing water is the number one coating killer.

My coating bubbled after one summer. Why?

Almost always trapped moisture or a soft deck underneath. A coating is not a fix for a wet roof. We test for moisture before we coat.

Do coatings reduce heat?

Yes. White reflective coatings drop roof surface temperature dramatically, which lowers attic and interior temperatures in valley summers.

Can you replace a flat roof instead of coating it?

Yes. When the membrane or deck is too far gone, we install a new low-slope system and tell you why coating would have been a waste.

Do you handle commercial flat roofs?

Yes, on shops, churches, schools, and agricultural buildings across the valley, phased around your operations.

How long does the job take?

One to three days depending on prep. Coatings need dry weather to cure, so we schedule around monsoon.

Will a coating fix my leak?

Only if the leak is from surface cracking or seams. Leaks at penetrations, scuppers, or soft deck need repair first, which is part of our prep.
