Every Big Buckle job starts with an inspection because nobody can price a roof honestly from the driveway, and nobody can price it at all from a satellite. We inspect for free, in person, on every roof in our service communities.

What we look at: every slope, valley, and penetration; flashing at walls, chimneys, and skylights; the condition of shingles, panels, or coatings; eaves and drip edge; ventilation; and the attic where we can get in, for staining, daylight, and insulation moisture.

You get photos of all of it, on site or by text and email the same day, and a walkthrough of what we found. If the roof has years left, we tell you that and you owe us nothing. If it needs work, you get a written scope with a fixed price within two business days.

Inspections take about 45 minutes. You can be there or not. Seasonal owners in Payson, Pinetop, and Show Low often are not, so we photograph everything and review it by phone.

Roof-buying and roof-selling inspections are common here. If you are buying a home in Thatcher or selling a cabin in Pine, an independent roofer's report with photos is worth more at the closing table than a general inspector's line item.

Storm inspections are the other big category. After a Gila Valley monsoon or a White Mountains wind event, we document damage before you file so your claim is built on evidence, and we meet your adjuster on the roof.

Age-based inspections matter too. Most Payson homes were built in the 1990s and most Safford homes in the 1980s, which means a lot of original roofs are at or past their design life. An inspection tells you whether you have two years or ten.

What happens during the inspection?

A roofer spends about 45 minutes on the roof and in the attic where possible, photographs every issue, and walks you through it. If work is needed, a written scope with a fixed price follows within two business days.

Do I need to be home?

No. Many of our Rim Country and White Mountains customers are seasonal owners. With your permission we inspect, send photos the same day, and review by phone.

How often should I have my roof inspected?

Every two to three years, and after any major storm. Roofs past 15 years should be looked at annually.

Can you inspect a roof for a home purchase?

Yes. We provide a photo report with remaining-life estimate and any repair pricing, which is often more useful than a general inspector's line item.

Will you get on the roof or use a drone?

We get on the roof. Drones are useful for steep or unsafe sections, but flashing and fasteners need hands and eyes.

What if you find storm damage?

We document it with photos before you file, then meet your adjuster on the roof. We do not act as a public adjuster.

How fast can you get out here?

Inspections are routed by region and usually land within a few business days. Emergencies are prioritized by phone.

Do you inspect metal and flat roofs?

Yes: standing seam, exposed fastener, coatings, and low-slope systems on homes, shops, barns, and commercial buildings.

Will I get pressured after the inspection?

No. You get the report, the scope if there is one, and the office number. That is it.
