A roof replacement is one of the largest checks most families in Graham, Gila, and Navajo counties will write on their home. It is also the one where shortcuts hide the longest. Our crews are GAF-trained, they live in the towns they work in, and they install every roof as a complete system, not a layer of shingles over whatever is up there.
A complete system means synthetic underlayment across the whole deck, ice-and-water shield at eaves and valleys (mandatory above the Rim, smart everywhere), starter strip, new drip edge, ridge and intake ventilation sized to the attic, and the field material you choose: GAF Timberline HDZ or UHDZ architectural shingles, or standing-seam and exposed-fastener metal panels in the colors you see on our jobs from Safford to Show Low.

That is what unlocks GAF's enhanced warranty options, which extend coverage beyond the standard material warranty and are backed by GAF itself. If you ever sell the house, that warranty transfers.
Most single-family replacements are two days. Day one is tear-off, deck inspection, and any decking replacement, which we photograph and price before we touch it. Dry-in happens the same day so nothing is exposed overnight. Day two is install, flashing, ventilation, and cleanup, including a magnetic sweep of the yard and driveway. Mountain jobs with steep pitches or snow-load detailing can add a day.
Material tradeoffs, straight: architectural shingle is the value choice, 25 to 30 years of real service life at our elevations, Class A fire rated, and available in impact-rated versions worth considering in the Willcox and Safford hail belt. Metal costs more up front, lasts 40 to 60 years, sheds snow and pine debris, and reflects heat in the valley. If you plan to be in the house 15+ years, we will usually show you both numbers.
The weather is the reason the spec changes town to town. Gila Valley roofs see 110°F+ surface temps and monsoon downpours that find every bad transition. Rim Country roofs collect pine needles in valleys and freeze at the eaves in January. White Mountains roofs carry snow load and take 60 mph wind. A Phoenix spec fails in two of those three places.
What moves the price: roof area and pitch, number of layers to tear off, decking condition, complexity (valleys, dormers, skylights, chimneys), material tier, and drive time. Our written scope is a fixed line-item estimate. It does not expire tonight, and it does not change unless we open the deck and find something we photograph and show you first.
Neighborhood matters too. Chaparral Pines and The Rim Club in Payson have design review on roof color and profile. Historic districts in Globe and Clifton's Chase Creek carry their own approvals. HOAs in Thatcher's newer subdivisions restrict metal colors. We have pulled the permits and filed the approvals; we handle that paperwork as part of the job.
