Roof Repair in the Gila Valley, Rim Country & White Mountains

Leaks rarely start where the stain shows up. We trace the water back to the flashing, fastener, or transition that let it in, fix that, and photograph it. If the roof needs replacing instead, we tell you.

Our expertise

Most repairs are a flashing problem wearing a shingle costume.

Repair pricing

Repairs are quoted as a fixed price after the inspection, because the cause decides the cost. Emergency tarping is quoted by phone.

Example: 1,800 sq ft home

Monthly: 15 years at 8.99% APR

Architectural shingle $12,200 – $16,900 $123 – $171/mo

Tile $13,500 – $21,600 $137 – $219/mo

Metal $23,600 – $43,100 $239 – $437/mo

Estimates, not quotes.

A roof repair is the most common way Arizona homeowners meet us, and it is where trust is won or lost. A repair crew that patches the symptom and leaves is cheaper this month and far more expensive next year. Our technicians are trained to find the source, fix the source, and show you photos of both.

The usual suspects are not shingles. They are step flashing at a wall, a cracked pipe boot, a rusted valley, a skylight curb, a satellite mount somebody screwed through the deck, or a low-slope addition tied badly into the main roof. On metal roofs it is backed-out fasteners and failed sealant at panel ends.

Big Buckle is a GAF Certified contractor, which matters on a repair because GAF-matched materials keep the rest of your roof's warranty intact. We do not void a warranty to save a bundle of shingles.

A typical repair visit is one trip: inspection, fixed price on the spot or within a day, and the repair itself when you approve it, often the same visit for small work. We carry common flashing, boots, sealants, and shingle colors on the truck.

Repairs have a limit. If a roof is at end of life, brittle shingles will crack under a repair crew's knees and you pay twice. When we see that, we say so and show you the shingle-versus-metal numbers instead of selling a repair we know won't hold.

Weather sets the urgency. Gila Valley monsoon cells find every bad transition in July. Rim Country roofs leak in February when snowmelt backs under the eaves. White Mountains wind lifts ridge caps. Our repair routes follow the weather calendar.

What moves repair cost: how many penetrations or transitions are involved, whether decking under the leak is soft, steepness and access, and drive time. Every repair comes as a written, fixed price with photos of the problem and the fix.

Older housing in Safford, Globe, and Clifton often carries three generations of patches. We document what we find, tell you what is temporary and what is structural, and never charge for a second look at our own work.

Straight answers

Roof Repair questions we hear every week.

How much does a roof repair cost in Arizona?

Repairs are priced by the cause, not by the square foot, so we quote a fixed price after the inspection. Simple boot and flashing repairs are the low end; valley rebuilds and soft decking are the high end. You get the number in writing before we start, with photos.

Can you repair my roof today?

Often, yes. Small repairs are done on the inspection visit when you approve the price. Emergency tarping is dispatched by region; call the office and we will tell you honestly when a truck can be there.

Will a repair void my roof warranty?

Not when it is done with matching materials by a certified contractor. As a GAF Certified roofer we use GAF-matched components so the manufacturer warranty on the rest of the roof stays intact.

How do I know if I need a repair or a replacement?

If the leak is at a penetration or transition and the shingles are still pliable, repair. If shingles crack when lifted, granules are gone, or there are three generations of patches, replacement is the honest answer. We show you photos either way.

Do you repair metal roofs?

Yes. Backed-out fasteners, failed panel-end sealant, and flashing at chimneys and walls are the usual metal repairs above the Rim. We carry matching fasteners and butyl sealants.

Do you handle insurance repairs after a storm?

Yes. We document the damage with photos before you file and meet your adjuster on the roof. We do not act as a public adjuster or negotiate your policy, and we never waive deductibles.

Do you drive out for a small repair in Duncan or Strawberry?

Yes. Repairs get the same crews and the same routes as replacements. Drive time is built into our pricing, never a trip charge.

Is there a warranty on the repair?

Yes, a written workmanship warranty on every repair. If the same spot leaks again, we come back at no charge.

What if it is leaking right now?

Stay off the roof, catch the water, and photograph the ceiling. Call (928) 951-2331. We will tarp if needed and schedule the permanent fix.

Do you do repairs in winter in Pinetop or Show Low?

Yes, in dry windows. Cold-weather sealants and hand-sealed shingles let us make permanent repairs most winter weeks; if not, we protect the roof until the next safe window.
