How to prep for a free roof inspection

The inspection is the product. Everything else follows from it. Here is what we need from you, what we do on the roof and in the attic, and what you get afterward: photos the same day, and a written scope in two business days if work is needed.

What do you need from me before you arrive?

The property address, a way onto the lot, and a heads-up about dogs, locked gates, or a seasonal owner who will not be there. That is enough. We bring the ladder and the camera.

If you know the HOA or the town will care about color (Chaparral Pines, The Rim Club, Bison Ranch, newer Thatcher subdivisions), say so. We handle the packets as part of a job; on the inspection we just need to know the rules exist.

If you are buying or selling, say that too. A photo report with remaining-life notes is often more useful at a closing table than a general inspector’s one-line roof item. Buyer and seller inspections are a regular part of the Thatcher-to-Show Low week.

What happens during the 45 minutes?

A roofer, not a salesman, walks every slope, valley, and penetration; checks flashing at walls, chimneys, and skylights; looks at eaves and ventilation; and gets in the attic where we can, for staining, daylight, and wet insulation.

You get photos of all of it. If the roof has years left, we say so and leave. You owe us nothing. If it needs work, a written scope with a fixed line-item price follows within two business days. It does not expire tonight.

We get on the roof. Drones help on a section that is unsafe; flashing and fasteners still need hands and eyes. We do not quote from a satellite or from the driveway.

Do I have to be home?

No. Many Rim Country and White Mountains customers are seasonal. With your permission we inspect, send photos the same day, and review by phone. Nothing gets scheduled without your go-ahead.

What do I get afterward?

Photos the same day. A plain-English walkthrough on site or by phone. If work is needed: a written scope with materials, warranty language, exclusions, and a fixed price. Nobody calls you three times a day.

If the verdict is repair, see how we trace a leak instead of patching a stain. If it is replace, we show shingle and metal side by side. If it is storm-related, we document for the claim and meet your adjuster on the roof. We do not act as a public adjuster.

Is the roof inspection really free?

How often should I have my roof inspected?

Every two to three years, and after any major storm. Roofs past 15 years should be looked at annually.

Will I get pressured after the inspection?

No. You get the report, the scope if there is one, and the office number. That is it.

Do you inspect metal and flat roofs?

Yes: standing seam, exposed fastener, coatings, and low-slope systems on homes, shops, barns, and commercial buildings.
